RULES AND REGULATIONS (Formerly House Rules)
The following rules and regulation are in addition to all existing information contained within the Condominium
Declaration and By-Laws

*To be posted on the back of main entry door and supplied to all renters prior to arrival*
General:
• No smoking on Model Village property. All Common Areas: Balconies, the pool area, pool house,
walkways, docks, landscape grounds.
• No Pets are allowed on Model Village property or within units
• No loud and unnecessary noise after 9:00 PM
• Owners who rent their units forfeit rights to use common elements during the rental period.
• All persons staying at Model Village must be registered through the website under ‘Registration Form’
(including owners and renters)
• Maximum Occupancy: 1 Bedroom: 4 persons, 2 bedroom: 6 persons, 3 bedroom: 8 persons
Pool:
• Obey all posted pool rules located in the pool house• Adult supervision required for children under the age of 12 years old
• Do not use pool outside of posted hours: 6:00AM – 10:00PM
• No glass or breakables permitted in the pool area.
Exterior Property:
• Keep walkways clear of chairs, bicycles, toys, etc.
• No feeding of birds or other wildlife from any area of the complex.
• No hanging of any clothes, towels, rugs, etc. on any outside railings.
• No running on any walkways, steps or landscaped areas
• No riding bicycles, ebikes, motor bikes, roller blades or skates in the complex areas.
• Balconies are limited to plants, seating, and drying rack. It is not intended for the storage of bicycles or other personal property.
• No playing with/in the elevator
• Do not leave food or residue on the barbeque grill after using. Clean grates with wire brush. Replace cover on BBQ once it’s cool.
Interior Property:
• No pouring of grease or coffee grounds down sinks
• Do not clean fish or seashells in sinks or bathtubs. (Please use hoses on the common docks.)
• Do not dispose of sanitary items down toilets.
Parking:
• All vehicles parked on Model Village property are required to be REGISTERED and display a Model Village
parking permit or are subject to tow at owner’s expense
• Boats, trailers, campers, or motor homes are not to be parked in the parking lot without Board of Director
approval and must be contained within one parking spot for no longer than 24 hours.
• Park only in the spot marked for your unit. There is ONE spot per unit. Owners are not to use guest
parking for personal vehicles
• It is the responsibility of the owner to ensure guests are provided with a parking permit. Downloadable
permits are available on the Model Village website.
• Vehicles not registered and without parking permit are subject to tow at owners’ expense.
Garbage disposal:
• Do not put garbage anywhere except in garbage dumpster by D building.
• Do enclose all garbage in plastic bags.
• Recycle! (not in plastic bags) Please place recyclable items in recycle bins.
• ALL Boxes must be broken down and fit in the recycle bins.
• *For disposal of large items (239) 252-2380 to schedule a bulky waste collection at least 48 hours in
advance. Cost of disposal is at your expense.
Docks:
• Common Docks are those identified as dock #4 & dock #10.
• These docks are for the use of registered owners or renters of Model Village only.
• Limited common element docks may only be rented to other MV owners or renters.
• To request the use of a dock you must complete the registration form under “Dock Reservation” on the
Model Village Unit One website.
• The agreement must be received 2 weeks prior to your intended use dates. A Model Village common
element dock may only be reserved for 1 week at a time. Should no other owner or renter wish to reserve
the use of the dock then an additional week extension may be requested.
• Boats, trailers, kayaks, paddle boards, or other watercrafts cannot be stored on Model Village Unit One
Property.
• The person reserving the use of the dock accepts all responsibilities for its use and agrees to hold Model
Village Unit One, Inc. harmless.
Bike Tagging and Storage:
• Bikes are to be kept in bike racks, inside of units, or within storage areas (not balconies)
• As of December 31, 2024 all bicycles kept in Building A open storage area need to be registered and
tagged. Any bicycle not registered after January 31, 2025 will be removed. Bike registration is $25 and
good for 5 years. Annual inspections and removal will be conducted January 1 each year moving forward.
- NOTE: The process for enforcing rules and regulations will follow Section 718.303 of the Florida
Statutes. A written warning will initially be provided. Subsequent incidents or continuous infractions
will result in a $100 fine (to a maximum of $1000).
